According to the Asyad Group, Oman’s leading integrated logistics provider, the Muscat Airport Free Zone is set up to host international investments focusing on high-value projects dependent on fast air connectivity. This free zone is strategically located alongside Muscat International Airport, offering seamless connections to Oman’s extensive sea and land ports, making it a premier logistics and investment hub.
To celebrate this significant milestone, Asyad has executed its first usufruct agreement with Nama Real Estate Company. This agreement will facilitate the development and operation of a 25,000-square-meter business complex within the free zone, marking the official commencement of investment activities and providing a robust business ecosystem connected directly to Asyad’s network of free zones and economic cities.
While primarily airfreight-focused, the Muscat Airport Free Zone is anticipated to significantly benefit tourism, business travel, and aviation-related services. Asyad emphasizes the zone’s ability to provide “unrestricted global access” and efficient connectivity to GCC and international markets—features that are bound to attract travel brands, tour operators, and aviation service providers.
MAFZ aims to draw investments from various sectors, including e-commerce, logistics, pharmaceuticals, precious metals, and aviation services. Under the freshly inked usufruct agreement, Nama Real Estate is tasked with constructing a state-of-the-art business complex equipped with smart offices and versatile workspaces tailored to the needs of both regional and international firms. This complex is set to serve as a prestigious headquarters for travel service providers and logistics companies seeking direct access to Muscat International Airport.
According to Nama Real Estate’s chairman, the company will leverage its developmental expertise to cultivate flexible and sustainable business environments that cater to enterprises of all sizes while enhancing the quality of commercial real estate within the free zone. Phase One of the Muscat Airport Free Zone covers an area of approximately 400,000 square meters, with essential infrastructure such as internal road networks and utilities—water, electricity, and telecommunications—already in place. A dedicated services building has also been established to provide comprehensive one-stop-shop services for investors, facilitating smooth licensing and operational procedures.
The MAFZ offers an enticing range of incentives designed to attract foreign and regional investments, including complete foreign ownership, customs and tax exemptions.
